Why do I need a Home Inspection?

Home inspections are usually done in the course of a real estate transaction to help home buyers become informed about the home they are purchasing but current homeowners can benefit from an annual inspection of their home as well.

What is inspected during a Home Inspection?

A Home Inspection is a non-invasive, visual examination of a residential dwelling, performed for a fee, which is designed to identify observed material defects within specific components of said dwelling.  Components may include any combination of mechanical, structural, electrical, plumbing, or other essential systems or portions of the home, as identified and agreed to by the Client and Inspector, prior to the inspection process.

 

The home inspection is intended to assist in evaluation of the overall condition of the dwelling. The inspection is based on observation of the visible and apparent condition of the structure and its components on the date of the inspection, and not the prediction of future conditions. A home inspection will not reveal every concern that exists or ever could exist, but only those material defects observed on the day of the inspection.

 

Most Home Inspections consists of a visual assessment of the following areas;

 

· Roof

· Exterior

· Basement, Foundation, Crawlspace & Structure

· Heating Systems

· Cooling Systems

· Plumbing

· Electrical

· Fireplace

· Attic & Insulation

· Doors, Windows & Interior

 

Do I need to attend the Home Inspection?

While you are not required to attend the Home Inspection, it is usually recommended that you do.  The Inspector can point out any findings evident at the time of inspection and answer any questions you may have.

Can a house fail a Home Inspection?

No, a Home Inspection is not a pass or fail type of situation.  Homes are visually inspected and reported to the client.

How long does a Home Inspection take?

A typical Home Inspection will take from 1 to 3 hours to complete for the average home.

Can’t I do the Home Inspection myself?

Home inspectors are an independent opinion of the home being inspected.  Home inspectors should have a level of training that prepares them to spot potential problems or defects.  Also, it is in our nature as humans to be excited about a home we are purchasing and overlook certain aspects of the home.  It is difficult for a buyer to remain objective during the purchase process.
